Building Minions

The Old House could not be restored without a significant amount of effort by many minions.

This page provides the list of minions; what they were employed to do, their contact details and a commentary on their performance. Where the minion has a web page I have provided that, where they have no internet presence I have included a phone number or email address.

It can be very difficult to decide which minion to hire. Thankfully most minions come recommended by the Masters and the House did not have to make a decision. I have acknowledged which the House hired and which the Masters hired.

Stumping:

Titan Reblocking - Kosmas

Finding a stumper/blocker was the first major decision The Shadow and I had to make. The Masters are from Geelong and were unable to recommend stumpers in Melbourne. The Shadow took charge and organised for a few stumpers to inspect and provide quotes.

From the very start Titan and Kosmas were different to the others. For starters one company booked a quotation time and then did not bother to show up. They instead just sent a quote via email. Fail.

Kosmas was on time for the quote inspection. As well as just inspecting he also walked The Shadow and I through the job, pointed out the good and bad things and gave a list of variables that may cause costs to rise or fall. He made sure we knew what we were getting in for. He was confident and positive, but not arrogant and self-serving. The Shadow's gut felt an affinity.

The quote was sent through on time and was very competitive. His overall attitude gave us confidence in him and the work and so we selected Titan.

We agreed on a starting time and left Titan to organise the Building Permit, which they did. We had to organise the Asset Protection Insurance through Moreland Council. The Council's website provides a process for organising the Insurance which did not exactly match the process that occurred. Kosmas was very relaxed leading up to the Permit and Insurance but we were cautious. The Building Permit was provided to us quite late, the day Titan started. The Shadow called Council in the morning and by lunchtime everything was sorted out, exactly as Kosmas had explained to us. We had the Insurance and Titan was free to do the job.

Over the two weeks The Shadow and Kosmas communicated a number of times. He was always easy to get hold of and responsive. A few times he hit a point where he needed us to make a decision, such as rotted timbers that needed to be replaced. Rather than just replacing them and billing us later he made sure we were happy for him to do the work and laid out an approximate cost. In other words, he let us make the decision.

Significantly, there was a joist at the very end of the house where the new slab will be laid. The joist needed to be replaced if it was to stay on, but the slab may replace it. Thus, if its being replaced there is no need to spend the money on it. We asked the Masters who confirmed it was not required as the slab would replace it. No cost to us, no time cost to Titan.

The total price came in above the initial quote, but less than the adjusted quote.

As described in other posts, the Master's checked the level of the house using their Magic Laser and some parts of the house were not completely level. The margins were within an acceptable range and the Master's were able to deal with it.

Outcome: Highly Recommended
